New Residential Area Proposed On Former Industrial Site in Malomerice

Brno, Sep 30 (BD) – Last Wednesday city councillors approved a contract for the construction of infrastructure for a new mixed residential project, Pod Hády, to be developed in the north-east of Brno, between the districts of Malomerice and Vinohrady. According to the plans, the development will include residential buildings with a total of 131 flats, two townhouses with 21 flats, and 13 single-family houses, organised around a central square with shops and services.
One building will include flats for seniors, care facilities and a kindergarten with a capacity of 24 children. A small garden will be connected to the interior space, and there is also a school garden within walking distance of a public outdoor playground and areas that can be used for sports by adults. The site was formerly a production facility for Ergon, a manufacturer of medical products.
David Grund (ODS), council member for investment, explained how the project will fit in with the rest of the city: “By traffic, the entire site will be connected via the existing utility road Pod Hády to the Jedovnická. The existing pavement on Pod Hády will serve pedestrians and there will also be direct access from Jarní. The construction plan includes the construction of all necessary transport and technical infrastructure. Public utility roads built within the residential complex will be included in the local road network.”
273 parking places will be supplied as part of the development, of which 54 will be above ground, 33 connected to family houses, and the remaining 186 in underground car parks. The construction plan also includes public lighting, connection to the water supply, sewerage and other networks, and construction of green areas.
The work will cost an estimated CZK 99 million. Construction should start within two years of approval from the relevant building authority. The agreement between developer Brno Hády and the city council has yet to be approved by the local authority.
